By making a booking, you agree to the following:

1. Booking

Full payment is required to confirm your booking.
The person making the booking is responsible for everyone attending the session and for ensuring these Terms & Conditions are followed.

2. CCTV & Safety

For the safety and security of our guests, the property and its equipment, CCTV is in operation 24 hours a day, 7 days a week in the entrance and external areas of the property.
CCTV footage may be used to investigate incidents, damage, theft or breaches of these Terms & Conditions where necessary.
The property is fitted with smoke alarms. If a smoke alarm is activated, the owner may be notified and may attend the property or contact the emergency services if necessary.
Please do not tamper with or interfere with any CCTV, smoke alarms or other safety equipment.

3. Access

Access instructions will be sent once your booking has been confirmed.
Please keep all access information confidential and do not share it with anyone outside of your booking.
Access is only permitted during your booked session.

4. Security Deposit

A £50 refundable security deposit will be taken at the time of booking.
Your security deposit will be refunded after your session has ended and the studio has been inspected.
Providing the studio has been left clean, tidy and undamaged, your deposit will be returned in full.
If any damage, missing items, excessive cleaning or breaches of these Terms & Conditions are identified, some or all of the deposit may be retained.
If the cost of any repair, replacement or cleaning exceeds the £50 security deposit, the person making the booking agrees to pay the remaining balance. This includes any damage or loss caused by anyone attending the booking.

5. Cancellations & Rescheduling

Bookings may be cancelled up to 48 hours before the start of the booking.
Cancellations made within 48 hours are non-refundable.
Bookings cancelled within 48 hours may be rescheduled to another available date, subject to availability.

6. During Your Booking

Your booking time includes setup, filming, packing away and leaving the studio ready for the next guest.
Please ensure the studio is vacated by the end of your booked session.
Additional hire charges may apply if your booking overruns without prior agreement.

7. Looking After the Studio

We kindly ask that you treat the studio, furniture and equipment with care.

Please:

Return all furniture and equipment to their original position.
Leave the studio clean and tidy.
Dispose of all rubbish in the bins provided at the front of the property.
Report any accidental damage as soon as possible.

Additional cleaning or repair charges may apply where necessary.

8. Equipment

Please use all studio equipment for its intended purpose.
If you experience any issues during your booking, please let us know.
Equipment, furniture and props must not be dismantled, modified or removed from the studio.

9. Parking

Free on-street parking is available nearby.
Please park considerately and avoid blocking neighbouring driveways or access points.
Vehicles and their contents are left at the owner’s risk.

10. Children

Children under the age of 16 are only permitted when accompanied and supervised by a responsible adult at all times.

11. Toilet Facilities

Content Studio Leeds is located within a residential property and does not provide public toilet facilities.
If the owner is present during your booking, access to a toilet may be offered at their discretion. This should not be expected or relied upon.
Alternative public toilet facilities are available nearby at The Bridge Inn and the Morrisons shopping complex in Kirkstall.

12. Access & Locking Up

Full access and lock-up instructions will be provided once your booking has been confirmed.

Please ensure you:

Follow all access instructions carefully.
Return any keys to the lock box (where applicable) and ensure it is securely locked.
Switch off all lights and equipment as instructed.
Set the alarm before leaving.
Ensure the property is fully locked and secure before departing.

Failure to follow the access or lock-up instructions may result in the loss of your security deposit and you may be held responsible for any resulting loss, damage or costs.

13. Prohibited Activities

The following are not permitted:

Smoking or vaping inside the studio.
Illegal activity of any kind.
Open flames or candles without prior written permission.
Weapons or hazardous materials.
Pornographic or illegal content creation.
Glitter, confetti, smoke bombs, paint or any material likely to damage or stain the studio without prior approval.
Removing furniture or equipment from the studio.

14. Liability

While every effort is made to provide a safe and enjoyable environment, guests use the studio at their own risk.

Content Studio Leeds cannot accept responsibility for:

Loss, theft or damage to personal belongings.
Loss, theft or damage to vehicles or their contents.
Technical failures outside our reasonable control.
Loss of any content or data created during your booking.

Nothing in these Terms & Conditions limits liability where it cannot legally be excluded under UK law.

15. Respect for Our Neighbours

As the studio is located within a residential property, we kindly ask all guests to arrive and leave quietly and to respect our neighbours at all times.

16. Right to Refuse or End a Booking

Content Studio Leeds reserves the right to refuse or end any booking where these Terms & Conditions are breached or where behaviour is considered unsafe, illegal or likely to cause damage to the property or disturbance to neighbours.

17. Acceptance

By making a booking, you confirm that you have read, understood and agree to these Terms & Conditions.
